The province's aging demographic, with 22 percent of residents over age 65, drives demand for one-bedroom accessible units in locations served by existing transit corridors in Dartmouth, Sydney, and Truro.

Outcome first evaluation requires applicants to project unit delivery numbers and rent levels against the Nova Scotia Housing Strategy 2022-2027 targets rather than national averages. Proposals must map new or renovated units to census tracts showing core housing need above 18 percent and demonstrate that construction timelines align with seasonal labour availability in the construction trades.
